Housing market on the rise as spring approaches
Warmer Weather kicked off an early spring for Colorado’s housing market.
According to the February Market Trends Housing Report from the Colorado Association of Realtors, new listings across the state increased by 6,361 new single-family homes, up 18% over January and up 26% from the same time the year before.

Statewide, closings on single-family homes were up 34% from the month before and 5.7% from the year before. Single-family homes that were pending or under contract were up 10% over January and 5% over the year before.
The median sales price statewide is $558,900, up 4% from the same time last year. And houses are sitting on the market for an average of 62 days, compared to 65 a year ago.

In the metro area, new listings were up 23% in February 2024, compared to the same month in 2023. The median sales price is $600,000, up 3.4% from the year prior.
